When I check my storage, I see that I have about 28GB of space that is unused. Yet, when I try to update XCode, it says the following : "We could not complete your update. There is not enough disk space available to install the product." How much more space do I need to complete this update?

28 GB is not enough. You need at least 50 GB or even 60.
Reason is that you have to uncompress Xcode, then create the new version before removing the old one.
